Dewan Supports Successful Project Delivery of Manazel AlHadawi Residential Community in Diriyah’s Media and Innovation District

Landmark residential community advances Diriyah’s vision for contemporary Najdi living

Dewan Architects + Engineers is supporting the delivery of Manazel AlHadawi, a landmark residential community within Diriyah’s Media and Innovation District in Saudi Arabia. Developed by Diriyah Company, the project comprises 239 premium homes and represents the first residential release within the Media and Innovation District. It forms part of the wider vision for Diriyah’s City of Earth, which is planned to deliver more than 18,000 residences for over 100,000 residents, drawing inspiration from the centuries-old Najdi architectural traditions of the birthplace of the First Saudi State. As Lead Design Consultant for Manazel AlHadawi, Dewan carried the project from concept through schematic design, advancing the original concept developed by Hopkins Architects while maintaining its design intent within a fast-tracked design-and-build programme. Dewan continues its involvement as Construction Supervision Consultant, supporting the project as it progresses through the early works phase under design-and-build contractor BEC Arabia. The residential community will offer a mix of homes ranging from one-bedroom studio apartments to two- and three-bedroom residences and four-bedroom duplexes. Traditional architectural influences are integrated with contemporary design to create a residential environment rooted in the identity and character of Diriyah.

Overlooking the landscape of Wadi Hanifa, Manazel AlHadawi forms part of the broader Media and Innovation District, a mixed-use destination envisioned as a hub for global media networks, creative agencies and professionals. Alongside residential communities, the district will introduce contemporary office environments and supporting amenities within a connected urban setting. The development represents another step in the delivery of Diriyah Company’s wider transformation programme, which brings together residential, commercial, cultural, hospitality and public destinations across Diriyah. Manazel AlHadawi was originally launched by Diriyah Company at Cityscape Global 2025 in Riyadh, where it was unveiled as the first residential release within the Media and Innovation District. The launch marked an important milestone in the district’s development and introduced the first of the premium homes planned as part of its wider mixed-use vision. Dewan’s dual role across design and construction supervision provides continuity as the project moves from architectural development into delivery, helping maintain the design vision and technical requirements throughout the construction process.
