Overview
The Ritz-Carlton Hotel & Residences, Al Khobar is a five-star waterfront hospitality and branded residential development located on the Arabian Gulf in Saudi Arabia's Eastern Province. Designed by Dewan Architects + Engineers, the project combines a luxury hotel, branded villas, dining, wellness, and leisure facilities within a destination created on reclaimed coastal land. Comprising a 130-key hotel and 48 branded villas, the development introduces Marriott International's third Ritz-Carlton hotel in Saudi Arabia and the Kingdom's first Ritz-Carlton branded residences.
Dewan Architects + Engineers was appointed as Lead Design Consultant, delivering the concept design and design development for the project. Working closely with Retal Urban Development Company and Marriott International, the practice developed a design that responds to the opportunities and constraints of the reclaimed site, creating a resort where architecture, landscape, and the waterfront are carefully integrated into a cohesive hospitality destination.

Project Vision
The vision for The Ritz-Carlton Hotel & Residences, Al Khobar is to create a landmark waterfront resort that celebrates its coastal setting while establishing a new benchmark for luxury hospitality in Saudi Arabia's Eastern Province. Rather than treating the sea as a backdrop, the design places the waterfront at the centre of the guest experience. A carefully considered hierarchy of elevated spaces creates uninterrupted visual connections to the Arabian Gulf, allowing the landscape, coastline, and architecture to work together as a unified destination.

Design Response
Designing on reclaimed land presented a unique opportunity to create a resort where the landscape is shaped as deliberately as the architecture itself. Dewan Architects + Engineers developed the masterplan around the site's evolving topography, using a series of elevated terraces to maximise views across the Arabian Gulf while creating a memorable sequence of arrival.
Guests approach the resort via an elevated entrance that gradually reveals the coastline before opening onto the hotel and waterfront beyond. The hotel, branded villas, restaurants, wellness facilities, and public amenities are carefully positioned to ensure the Arabian Gulf remains the defining feature of the development. Landscaped open spaces, beachfront experiences, and pedestrian connections strengthen the relationship between architecture and the coastline while creating a cohesive resort environment.
Key design strategies included:
- Transforming reclaimed land into a luxury waterfront resort
- Planning the development around a hierarchy of elevated spaces to maximise panoramic Gulf views
- Integrating hotel accommodation, branded residences, wellness, dining, and leisure within a unified masterplan
- Creating a dramatic arrival sequence overlooking the Arabian Gulf
- Strengthening connections between architecture, landscape, and the waterfront

Experience of Place
The experience of The Ritz-Carlton Hotel & Residences begins with arrival. As guests ascend from the city towards the elevated resort, the Arabian Gulf gradually unfolds, creating a memorable introduction to the destination before they reach the hotel. Throughout the development, guest rooms, branded villas, restaurants, wellness facilities, and public spaces are oriented towards the coastline, ensuring that the sea remains a constant visual presence. Landscaped promenades, beachfront amenities, and outdoor gathering spaces encourage movement between the resort and the waterfront, creating an environment where hospitality is defined by its close relationship with the Arabian Gulf.
